ZKO Enterprises started with student housing rentals in 2016. While we continue in that niche today, we are passionate about learning more about real estate and the opportunities for growth. Whether you're interested in buying, selling, networking, or learning more about getting started in real estate investment, we hope you will consider starting a dialog with us.
The inspiration behind the enterprise. ZKO began in 2016 when Zach (UGA '19) and Kate (UGA '20) attended the University of Georgia and were considering places to live post-dormitory. Leigh happened across a rental property that we all fell in love with in Athens and ZKO was born. Six years and several properties later, ZKO has an ambitious goal to not only build our real estate business but also to share what we've learned with others. With Olivia (UGA '25) in her second year and living in one of our properties, the Athens tradition continues. Go Dawgs!
Rich fell into Real Estate purely by accident in 2002 when a startup firm recruited him for his technical skills. The company created a solution for real estate investors. By the time the company was acquired by a larger proptech firm in 2016, the real estate bug was in his blood.
Leigh has always been into home decor starting with her career as a Southern Living at Home and then Taste of Home Entertaining Sales Director. She is now pursuing her Real Estate license and looking forward to taking a more active role in sourcing properties for ZKO.

No, we're not cold. BRRRR is a common acronym in real estate investing that stands for Buy, Rehab, Rent, Refinance, Repeat. For us, the goal is to build equity and net worth. Let us tell you why we really like the Student Housing niche.
There is no better way to build your real estate investment business than by building your network. We love meeting professionals from Accountants to Appraisers and Property Managers to Plumbers. Mutually beneficial relationships are the key to success.
Rich was already 50 when we became interested in Real Estate investing. It's never too late nor too early to begin a real estate venture. Just remember, "don't wait to buy real estate, buy real estate and wait."
